Boulder County home value
A clearer read on what your home may be worth
Online estimates pull public records and nearby averages. They are a useful first clue. A better number comes from recent comparable sales, the condition of your property, and how buyers are behaving on your block right now. That is the conversation we have.
Two ways to begin
Why the online number is incomplete
Automated valuation models score a formula. A local value conversation starts with evidence you can check.
- Recent closed comps in your price band and property type, not just anything nearby
- Adjustments for updates, lot, orientation, parking, and condition that tax records often miss
- Active listings and pendings that change negotiating leverage this month
- Days on market for similar homes before they went under contract
- Your constraints: How to buy before selling, contingencies, timing, net proceeds, and other strategies specific for your situation.

What we review together
01
Comps and context
Sold and pending homes a buyer would actually cross shop against yours. We look at price, size, beds and baths, lot, and days on market, then note where yours sits in that set.
02
Property specifics
Roof, windows, kitchen, baths, systems, outdoor space, ADU potential, historic rules (for example Mapleton Hill), flood or wildfire questions.
03
Block and submarket
Trail access, school preferences people actually act on, commute patterns, and competition within a few streets. Boulder County values can shift block to block even when the zip code looks the same online.
04
Your decision criteria
Planning only, a refinance conversation with your lender, or preparing to list. The deliverable should match the decision you need to make.

How the process works
- You share address basics and your questions (form, email, or a short call).
- I pull recent nearby activity and build a first pass comps set.
- We talk through a reasoned range, confidence notes, and what still needs an on site check.
- If selling is on the table, we outline price posture, prep that actually moves the needle, and timing options.
If the data only supports a wide range, I will say so.
What you leave with
- A comps based range with plain language notes on what drives the high and low end
- A short list of factors that would raise or lower that range after a walkthrough
- Optional next steps: wait, prep, list, or keep monitoring with a clearer baseline
I'm curious, no timeline
Useful for planning, lender conversations, or understanding your position without a listing deadline.
I'm preparing to sell
What you get, before you commit to anything:
- A comps based price range, with plain language notes on what drives the high and low end
- A short prep list tied to what buyers in your price band expect, so you only fix what moves the number
- Connections to trusted, vetted local stagers, cleaners, and repair pros, so you know exactly who is helping you
- Timing options, including how to buy your next home before you sell this one
- A realistic go to market plan, then negotiation and close management from offer to keys
Sam joined our home buying journey at the perfect time, helping me and my family find and close on the perfect new home while also selling our old home!
What this is not
This is not an appraisal, a lending valuation, or a guaranteed sale price. Appraisers, lenders, and buyers run their own processes. My role is a local market read grounded in current comps and your property so you can decide with fewer surprises.
What matters to you?
Before strategies and listings, I want the facts that shape value for you: timeline, constraints, and what a good outcome looks like. Answer as much or as little as you want.
He pays attention and helps reflect back during a process that can be overwhelming.
