Boulder County home value

A clearer read on what your home may be worth

Online estimates pull public records and nearby averages. They are a useful first clue. A better number comes from recent comparable sales, the condition of your property, and how buyers are behaving on your block right now. That is the conversation we have.

Two ways to begin

Why the online number is incomplete

Automated valuation models score a formula. A local value conversation starts with evidence you can check.

  • Recent closed comps in your price band and property type, not just anything nearby
  • Adjustments for updates, lot, orientation, parking, and condition that tax records often miss
  • Active listings and pendings that change negotiating leverage this month
  • Days on market for similar homes before they went under contract
  • Your constraints: How to buy before selling, contingencies, timing, net proceeds, and other strategies specific for your situation.

What we review together

01

Comps and context

Sold and pending homes a buyer would actually cross shop against yours. We look at price, size, beds and baths, lot, and days on market, then note where yours sits in that set.

02

Property specifics

Roof, windows, kitchen, baths, systems, outdoor space, ADU potential, historic rules (for example Mapleton Hill), flood or wildfire questions.

03

Block and submarket

Trail access, school preferences people actually act on, commute patterns, and competition within a few streets. Boulder County values can shift block to block even when the zip code looks the same online.

04

Your decision criteria

Planning only, a refinance conversation with your lender, or preparing to list. The deliverable should match the decision you need to make.

How the process works

  1. You share address basics and your questions (form, email, or a short call).
  2. I pull recent nearby activity and build a first pass comps set.
  3. We talk through a reasoned range, confidence notes, and what still needs an on site check.
  4. If selling is on the table, we outline price posture, prep that actually moves the needle, and timing options.

If the data only supports a wide range, I will say so.

What you leave with

  • A comps based range with plain language notes on what drives the high and low end
  • A short list of factors that would raise or lower that range after a walkthrough
  • Optional next steps: wait, prep, list, or keep monitoring with a clearer baseline

I'm curious, no timeline

Useful for planning, lender conversations, or understanding your position without a listing deadline.

What you get, before you commit to anything:

  • A comps based price range, with plain language notes on what drives the high and low end
  • A short prep list tied to what buyers in your price band expect, so you only fix what moves the number
  • Connections to trusted, vetted local stagers, cleaners, and repair pros, so you know exactly who is helping you
  • Timing options, including how to buy your next home before you sell this one
  • A realistic go to market plan, then negotiation and close management from offer to keys

Sam joined our home buying journey at the perfect time, helping me and my family find and close on the perfect new home while also selling our old home!

What this is not

This is not an appraisal, a lending valuation, or a guaranteed sale price. Appraisers, lenders, and buyers run their own processes. My role is a local market read grounded in current comps and your property so you can decide with fewer surprises.

What matters to you?

Before strategies and listings, I want the facts that shape value for you: timeline, constraints, and what a good outcome looks like. Answer as much or as little as you want.

★★★★★

He pays attention and helps reflect back during a process that can be overwhelming.

Name
Sam Swartz is stellar - he stands in the rarified air of being not only an ethical realtor, but moreover, a kind, generous, and job-passionate person. You'll thank your lucky stars for selecting Sam as The Man for your real estate needs! If there were 6 Stars for this review, I would have selected that.

Sam helped us buy our first home and guided us every step of the way! As first time home buyers, we didn’t know where to start and we wanted to make sure our first home fit our needs as a young family. Sam was so knowledgeable and reassuring as we navigated our options and eventually found our home in Erie, CO. If you’re looking for a trustworthy, experienced, and overall great person to help you buy or sell a home, Sam is your guy!

I HIGHLY recommend working with Sam! From start to finish, he was timely, professional, and clearly explained everything I needed to know. From our very first call, he asked what was most important to me in the realtor I chose to work with, and he truly delivered on that and more.

Sam came in and saved the sale of the house. It was caught up in an Orchard nightmare that was terminated and Sam came through in the last minute and sold the house in 2 days with a full price offer. Sam is professional, personable and very diligent in making sure the buyer and the seller are satisfied.

Sam is the man! My husband and I worked with Sam to find THE best house for us and our family. He was patient with us (we took a while to make a move) and was super attentive. We found our new spot and he was great with negotiation and we couldn’t be happier with our new digs. I recommend Sam to everyone I know looking for a new house!

Sam is a phenomenal realtor and human being. Guiding me through listing, staging, and selling my father’s home. During this stressful and difficult time, his knowledge, patience, and honesty were invaluable. I can’t recommend a better realtor! He gets the job done smoothly and efficiently with true compassion. Thank you Sam!

If I could give Sam more than 5 stars I would!! He was so helpful through this whole process, being a first time home owner selling my condo, I had a lot of questions. He was always very prompt and never left me hanging with unanswered questions. Despite some speed bumps with a couple buyers, Sam stayed positive and worked hard to get dialed in on a good/fair price and gave me all the reassurance. Even with a new born, Sam was a rocks star! Highly recommend his services (:

We had to make a fast, long-distance move to the Boulder/Longmont area, and Sam’s expertise and relationships across the community had us feeling like locals. Beyond his detailed knowledge of the real estate market, Sam found experts to help with the many contingencies that arose during the purchase, inspection and some major repairs as well. Sometimes Sam’s contacts and contractors would be at the house within hours, and even on weekends. Clearly, lots of people in the community know and respect Sam and are ready to help his clients. That says a lot about Sam and his positive attitude and integrity. Also, Sam was usually calling us with solutions before we even had a chance to call him for whatever issue had just popped up. Sam Swartz is a great real estate agent not just for the transaction itself, but also for being amazingly helpful smoothing out all the problems and complications along the way.

As a first time homebuyer it was important to me to have someone to demystify the home buying experience and be with me every step of the way. I couldn’t have asked for a realtor better fit for the job than Sam. His genuine, thoughtful, and easygoing approach made things simple. Sam made the experience, dare I say, fun! He took special care to tailor his findings to my style and personality. He worked effectively with sellers to help make quality deals for both parties, and had my back every step of the way! I couldn’t recommend Sam more to help others find their dream homes!

A big thank you and big recommend to Sam and his approach to buying and selling homes. He is people focused, a great communicator and patient. His relaxed approach paired with his immersion in and knowledge of the real estate market helped discover a buyer for my home. He pays attention and helps reflect back during a process that can be overwhelming.
